The hotel was acquired in 2007 as dated Holiday Inn with excellent proximity to the Disneyland® resort district. Reimagined and redeveloped over the next year, Hotel Menage would launch in 2008 as Anaheim's 1st full service boutique hotel. Recognizing an opportunity in the lifestyle boutique segment, the Hotel underwent a focused CAPEX program, rebranding & marketing campaign, along with the addition of destination F&B concepts equally suited to transient leisure guests and locals seeking a contemporary dining experience. These property changes coupled with extensive operational improvements focused on enhanced Revenue Management, targeted sales initiatives with international group and leisure travel partners, and the increase of operating efficiencies provided for a strong lift in profit margins that more than tripled Net Operating Income during the 7 year hold period.
The property was sold upon receipt of an unsolicited offer that provided a 2.5x equity multiple on the investment.
